Our Commitment

Built onwhat youcan’t see.

We build new decks and rebuild old ones, in pressure-treated wood or composite. The parts that matter most are the ones you never see: the footings, and how the deck is fastened to the house.

Scope of Work

What We Deliver

Your written scope lists what we do and don’t do, the materials, allowances, schedule and price.

Investment

Schedule

Set in your written scope

  1. 01

    Permit and Drawings

A drawing of the deck for the permit, with the sizes of the footings, beams and joists.

  2. 02

    Footings

Dug below the frost line and inspected before they’re filled. In Mercer County, NJ the state code puts the frost line at 36 inches.

  3. 03

    Fastening to the House

Where the deck meets the house it’s bolted on and flashed, so water stays out of the wall.

  4. 04

    Framing

Posts, beams and joists in pressure-treated lumber, with the hardware the code calls for.

  5. 05

    Decking and Railings

Wood or composite boards, and railings at the height the code requires.

  6. 06

    Stairs and Lighting

Stairs to the yard, and step or post lights wired by an electrician, a subcontractor we manage.

Scope and changes in writing.

01

Written Scope After Our Visit

After our visit you get it in writing: what we do and don’t do, the materials, allowances, schedule and price. If it isn’t in the scope, it isn’t in the job.

02

A Crew We Manage

A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them. You have one point of contact.

03

Written Change Orders

If you change something, or we open a wall and find a problem, you get a written change order with the price. That work starts only after you sign it.

04

1-Year Workmanship Warranty

Your contract carries a 1-year workmanship warranty. Manufacturer warranties on fixtures, appliances and materials pass through to you.

The Build

On site

A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them. On your job, any permit the work needs is in place before that work starts. If something puts a date at risk, you hear it from us first.

06

Changes and Warranty

In writing

Any change comes as a written change order, priced and signed before that work starts. Your contract carries a 1-year workmanship warranty.

Common Questions

Deck Building
— answered honestly.

Straight answers about deck building, before you sign.

Pressure-treated wood costs less up front and needs cleaning and sealing every few years. Composite costs more up front and doesn’t need staining or sealing. The frame underneath is pressure-treated wood either way.

We don’t have a signed deck price to publish yet. As a guide, the 2025 Cost vs. Value report puts a typical wood deck addition in the Middle Atlantic region at $22,717 and a composite one at $28,209, and estimates that 94% and 97.8% of the cost is kept in the home’s resale value. Your number comes in a written scope after our visit.

In New Jersey, yes. The state construction code has no permit exemption for a new deck (N.J.A.C. 5:23-2.14), and in Mercer County the footings go at least 36 inches deep (N.J.A.C. 5:23-3.21). In Pennsylvania, the state code exempts an uncovered deck whose floor is no more than 30 inches above grade (34 Pa. Code § 403.62), but townships can add their own rules, so we check with yours. Where a permit is needed, we can pull the permit for you; the fee is in your scope.

A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them. You still deal with one company and one point of contact the whole way through.

You get a written change order with the price, and the extra work starts only after you sign it. That goes for changes you ask for and for problems we find once the walls or floors are open.

A 1-year workmanship warranty on our installation, written into your contract. Manufacturer warranties on the products themselves pass through to you.
