The Home X designs and builds kitchens, baths and additions in Princeton, NJ and Bucks County, PA. You deal with us from the first call to the warranty.
What it means here
Design-build at The Home X
Design-build means one company is responsible for the design and the build. With The Home X, the company that plans the room with you also writes the scope, signs the contract, runs the crew and stands behind the work.
That matters most when something changes. There’s no designer and builder pointing at each other. There’s us, a written scope and a written change order.
- A written scope before you sign: what’s in, what’s out, the materials, the allowances and the price.
- A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them.
- Written change orders. From the day you sign, nothing is added to your bill without your written approval.
- General liability insurance with Berkshire Hathaway Direct Insurance Company (biBERK). Certificate available on request.
- A 1-year workmanship warranty in your contract. We’re registered in New Jersey, NJ HIC #13VH13547600, and Pennsylvania, PA HIC #PA199109.
The steps, in order
From the first call to the warranty
- 01
A call about your project
We talk about what you want to change, your timeline and your budget.
- 02
A visit at the house
We come to the house, look at the space and talk it through with you in the room.
- 03
A written scope after the visit
What we’re doing, what we’re not, the materials and allowances, and the price. If it isn’t in the scope, it isn’t in the job.
- 04
Design and selections
We work out the layout and you pick the finishes. Anything you haven’t picked yet sits in the scope as an allowance, so you can see what it’s budgeted at.
- 05
The contract, with a schedule
Your contract carries the scope, the price and the schedule. You owe nothing until you sign it.
- 06
The build, run against the schedule
A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them. If something puts a date at risk, you hear it from us first, as soon as we know.
- 07
Written change orders before any extra work
If you change something, or we open a wall and find a problem, you get a written change order with the price. That work starts only after you sign it.
- 08
Final walkthrough
We walk every room we touched with you, write the punch list down and work through it.
- 09
1-year workmanship warranty
Your contract includes a 1-year workmanship warranty on our installation. Manufacturer warranties on fixtures, appliances and materials pass through to you on top of that.
The same steps run on a kitchen, a bathroom or an addition. For more on how a job runs day to day, see our process and what we commit to on your job.
FAQ
Design-build questions
01What’s in the written scope?
It comes after our visit to your home: what we’re doing, what we’re not doing, the materials and allowances, the schedule and the price. Anything not written in the scope isn’t part of the job. That’s on purpose: it stops the “I thought that was included” arguments before they start.
02Who actually works in my house?
A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them. You have one point of contact the whole way through.
03Is The Home X insured?
We carry general liability insurance with Berkshire Hathaway Direct Insurance Company (biBERK). The certificate is available on request. We’re a registered home improvement contractor in New Jersey, NJ HIC #13VH13547600, and Pennsylvania, PA HIC #PA199109.
04What warranty do I get?
A 1-year workmanship warranty on our installation, written into your contract. Manufacturer warranties on the products themselves pass through to you separately. The full warranty terms, including what it doesn’t cover, come with your contract, so you can read them before you sign.
05What happens if something changes mid-job?
You get a written change order with the price, and the extra work starts only after you sign it. That goes for changes you ask for and for problems we find once the walls are open.
06How do I start?
Call (609) 874-0990 or send us the form. First is a call about your project, timeline and budget, then a visit at the house. You owe nothing until you sign a contract.
