Our Commitment

A floor isonly as good aswhat’s under it.

We install hardwood, engineered wood, luxury vinyl plank and tile, on their own or as part of a bigger remodel. Before anything goes down we look at the subfloor, for flat, for squeaks and for old water damage, and what it needs goes in your written scope.

Scope of Work

What We Deliver

Your written scope lists what we do and don’t do, the materials, allowances, schedule and price.

Schedule

Set in your written scope

  1. 01

    The Old Floor Out

Carpet, vinyl, tile or wood taken up and hauled away, with the rest of the house protected.

  2. 02

    The Subfloor

Flattened, re-fastened where it squeaks, and replaced where it’s damaged. If we find damage once the old floor is up, you get a written change order with the price first.

  3. 03

    Hardwood and Engineered Wood

Solid hardwood where it can go, engineered wood where it’s more stable, like over concrete.

  4. 04

    Luxury Vinyl Plank

Waterproof and hard-wearing, for kitchens, basements, mudrooms and houses with pets.

  5. 05

    Tile Floors

Kitchens, bathrooms, entries and laundry rooms, set over a flat, stiff base.

  6. 06

    Stairs, Transitions and Trim

Stair treads, thresholds between rooms, and base trim put back or replaced.

Written Scope After Our Visit

After our visit you get it in writing: what we do and don’t do, the materials, allowances, schedule and price. If it isn’t in the scope, it isn’t in the job.

02

A Crew We Manage

A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them. You have one point of contact.

03

Written Change Orders

If you change something, or we open a wall and find a problem, you get a written change order with the price. That work starts only after you sign it.

04

1-Year Workmanship Warranty

Your contract carries a 1-year workmanship warranty. Manufacturer warranties on fixtures, appliances and materials pass through to you.

Common Questions

Flooring Installation
— answered honestly.

Straight answers about flooring installation, before you sign.

We only publish prices from jobs we’ve signed, and we don’t have a flooring range to publish yet. Your number comes in a written scope after our visit, and you owe nothing until you sign.

Solid hardwood can be sanded and refinished again and again, but it moves with humidity and doesn’t belong below grade. Engineered wood is more stable and can go over concrete, and how many times it can be refinished depends on its top layer. Luxury vinyl is waterproof and the toughest against pets and spills, which is why it’s common in basements. We go through it with you at the visit.

In New Jersey, no. Replacing or installing flooring is ordinary maintenance under the state construction code (N.J.A.C. 5:23-2.7). In Pennsylvania, ordinary repairs don’t need one either, but townships can add their own rules, so we check with yours. If the job grows into moving walls, pipes or wiring, that part can need a permit, and it goes in your scope.

A crew we manage does the work; plumbing, electrical and HVAC work goes to subcontractors in those trades, and other specialty trades when a job needs them. You still deal with one company and one point of contact the whole way through.

You get a written change order with the price, and the extra work starts only after you sign it. That goes for changes you ask for and for problems we find once the walls or floors are open.

A 1-year workmanship warranty on our installation, written into your contract. Manufacturer warranties on the products themselves pass through to you.
