Before work starts
A kitchen remodel needs a building permit once it involves moving the sink, the range or a gas line, adding circuits for appliances, or taking out a wall. In Hamilton, historic review can come first when the work shows outside: a new or bigger window over the sink, a range-hood duct through an outside wall, a door out to the yard, or a bump-out. Near the river, flood rules can change what a big remodel has to include.

Planning
The kitchen projects we show signed between $74,866.25 and $130,000.00.
Whether the sink, range, gas line and walls stay put decides more of the price than any finish.
The cabinets are drawn around the appliance sizes, so pick them first.
Cabinets are usually the biggest line. Counters are cut to them, and lighting is easiest before the walls close.

FAQ
Hamilton’s Division of Inspections issues construction permits and handles inspections. Hamilton’s online permit system is the SDL Portal, where you can view permits and request inspections. Only owners who live in their own single-family home can apply online. On your job, any permit the work needs is in place before that work starts, and it’s written into your scope.
If the work changes the outside of the house, such as a new or bigger window over the sink, a range-hood duct through an outside wall, a door out to the yard, or a bump-out, the historic review in Hamilton Township can apply first. Work inside the house is a matter for the building permit. Check whether your house is in a historic district before anything is ordered.
It can. Hamilton’s flood rules are in Chapter 536, Flood Damage Prevention, rewritten by Ordinance 23-004. Building in a mapped flood hazard area needs a development permit from the Floodplain Administrator first. Under the National Flood Insurance Program, work costing 50% or more of the building’s market value counts as a substantial improvement, which brings the building under the current flood rules. Ask the town’s floodplain office before you set the budget.
